Riverwalk Board Meeting -
February 18, 2015

Meeting called to order at 7:30pm by President, Byerl Sawyer.

Quorum to conduct business established.

Present:

Reading of Minutes: Motion by Covenants Control Officer, Phil Sherer, to waive reading of minutes from previous board meeting of February 7, 2015. Motion seconded by Secretary, Tony Farina. Motion passed unanimously.

Officer Reports:

Treasurer:

Discussed converting from for-profit to non-profit version of Quickbooks:

Reviewed 2014 Profit & Loss Statement and 2015 Statement of Financial Income & Expense.

Reviewed 2014 Balance Sheet and 2015 Statement of Financial Position.

Discussed Membership Billing Report, staggered assessment mailout dates and uniform deadline for assessment payments. Motion made by Secretary, Tony Farina, to extend final deadline for payment of assessments to March 9, 2015. Motion seconded by Covenants, Phil Sherer. Motion passed unanimously.

Discussed need for heavy-duty shredder to properly dispose of documents with personal information. Treasurer, Paul Lunsford, will get range of prices for next board meeting.

President:

Discussed mulch for Playground/station (Budgeted $2,500.00). Bid from Randy Stone to mulch with:

  • Cypress chips, 3 to 4 inches.....$1,800.00
  • Cypress chips, 4 to 5 inches.....$2,150.00
  • Shredded rubber, to 4 inches....$9,375.00

Motion by Covenants, Phil Sherer, to accept bid from Randy Stone to use 3 to 4 inches of Cypress chips for $1,800.00. Motion seconded by Vice-President, David Tapia. Motion passed unanimously.

Discussed putting off getting bids for sod on Riverwalk Drive (budgeted $6,300.00) and West Phillips Mill Road (budgeted $2,075.00) until warmer weather.

Discussed installation of broadband and phone services by Comcast to take up to 60 days.
Motion by Covenants, Phil Sherer, to have one phone line installed instead of two.
Motion seconded by Vice-President, David Tapia. Motion passed unanimously.

Covenants:

Discussed posting signage at the entrance of the neighborhood indicating Riverwalk is an HOA community. Motion by Vice-President, David Tapia, to read “Riverwalk is an HOA community. No soliciting.” Motion seconded by Covenants, Phil Sherer. Motion passed unanimously. Signage will be fabricated by DeNyse Signs.

Discussed two Architectural Control issues:

  • Application for a driveway.
  • Landscaping discrepancy -- not in compliance with covenants.
