Riverwalk HOA Board Meeting -
February 13, 2013

The meeting was call to order at 7:30 pm @ the Clubhouse by Marti Cobb, President:

PRESENT: Marti Cobb, Stephanie Tapia and Judie Sherrer

Secretary Report – Waive the reading. Stephanee motion and 2 nd by Judie

Covenant Report – Bill Upton (Absent)

•  Camelia Drive violation.

•  Elderberry Lane silt screen violation. This violation was dismissed by Bill.

Annual Meeting Discussion - Marti Cobb

•  Quorum – We need 59 or more residents to be present. This included proxies. Notification of meeting with roll call to include number of lots, homes and homeowners in good standing.

•  Lack of 21 day notice - Approach to waive or approved notice with a motion from the floor. Under Section 3.05 Order of Business.

•  Managing meeting - To keep it orderly and under control. Need help from all board members.

•  Election Committee – The election committee met from 6:30 to 7:30. They have been appointed and met with the Secretary to go through procedures and processes. Committed consist of Anita McCord, Gene Gentry and Ellyn Whitaker.

•  Agenda Items – Appoint an election inspector, introduction of candidates, annual committee reports (waive the reading), order of business.

•  Retention Pond, Community Yard Sale, Replacement of Flag Pole, Neighborhood Signs and Surveillance Signs, Lawn Service Contracts, HOA Policy Renewal in June.

Hiring A Pool Company - Pool: Pool Company selected Brown's Pool, cleaning the black algae and repairs needed to pass inspection.

Audit of Books – Was done by Mr. Sawyer and Mr. Tapia. Several changes were proposed for future record keeping

March 5, 2013 Tax Auction – 23 lots in Riverwalk Sub-Division are up for auction on Douglas County Courthouse Steps.

Late fees and non-payment of homeowners – Article VI Sec 9 allows for 10% interest plus late fees.
