Approved Minutes -
Riverwalk HOA Board Meeting - April 3, 2012

The meeting was called to order @ 7:02pm @ the Clubhouse by Marti Cobb, President:

PRESENT: Marti Cobb, Stephanee Tapia, Leroy Johnson and Judie Sherrer. Two residents were present: Loet Farkas and Beryl Sawyer.

MINUTES: A motion was made and passed to waive the reading of the minutes from March 6, 2012 HOA Board Meeting, and accept them as emailed to the board..

TREASURER'S REPORT:

Leroy Johnson – Current HOA Balance as of April 3, 2012 and total treasurer's report was read and distributed.

  • 6 Residents currently have outstanding HOA balances that have not been completely paid.
  • 2 liens have been placed on properties in Riverwalk.
  • A motion was made and passed to utilize Douglas County Bank to open a money market account in the amount of $25,000.
  • 4 th Amendment needs to be submitted to Gail to be posted online for the residents.
  • A set of specs should be drawn up, sent out and made available to contractors for bids on jobs that need to be done in Riverwalk.

COVENANTS REPORT:

Bill Upton – No Covenant report was given in his absence.

SOCIAL COMMITTEE:

Judie Sherrer – Upcoming Easter Egg Hunt scheduled for Saturday, April 7 th from 12 noon until 2pm.

ARCHITECTURE CONTROL COMMITTEE:

Bill Upton – No report.

VICE –PRESIDENT'S REPORT:

Stephanee Tapia – All About Lawns are scheduled to plant flowers for center island and at the entry.

Estimates/Quotes were given for the following items:

  • Clear off hillside going down to the pool area from the clubhouse
  • Flowers for front entrance of sub-division
  • Mulch for playground area
  • Pressure wash tennis court
  • Clean out storm drain near tennis court
  • Build retention wall
  • Plant sod (Hybrid) on West Phillips Rd and Riverwalk Drive
  • Hydro Sprinkler System company is coming out to turn on the system
  • Lighting for the flagpole
  • Additional items that need to be repaired or replace:
  • Replace/repair ceiling fan inside clubhouse
  • Replace lights inside the pool (approx. 4)
  • Repair/Replace water fountain at the pool (coming off the wall). It must be ADA accessible

OLD BUSINESS:

  • •  Foreclosure and Lien on vacant lots.
  • •  Neighborhood Watch – Still seeking volunteers for the neighborhood watch. Information is also posted on HOA Website.

NEW BUSINESS:

Marti Cobb, President:

  • Retention Ponds – Need to obtain estimates to have them cleaned out.
  • Plat map for all Riverwalk Sub-division to include lots and address will be posted inside the clubhouse
  • 2 lots were sold at auction on April 1 st on the steps of the County Courthouse .
  • Community yard sale is schedule for April 28th.The cost is $5 per resident and a permit number will be provided.
  • Remaining Homeowner's Directory will be distributed to residents who are in good standing.
