RIVERWALK HOA QUARTERLY MEETING

Meeting call to order @ 7:00 pm by Vice President: Leroy Johnson

Present: Vice President – Leroy Johnson

Secretary – Judie Sherrer

Doug Brooks, Loet Farkas, Bill Upton were excused due to job related issues.

  • Dispense with reading of the September 2010 Quarterly minutes made by Ed Richardson and 2nd Kelvin Jackson.
  • Motion made to accept the agenda by Kelvin Jackson and second by RaRhae Duncan.
  • Motion to waive Quorum at this time and start voting on covenants changes accepted by Karen Sawyer and 2nd by Ralph McCord.
  • Motion to adopt agenda and appointment a Parliamentarian (Billy Bradshaw), accepted by David Tapia and Chris Wilson 2nd motion.

REPORT OF OFFICERS:

TREASURER:

Leroy Johnson read the Treasurer’s report in the absence of Loet Farkas, treasure. The reading included the current balance and accounts receivables. The pool contract for season 2011 is May 21, 2011 thru September 30, 2011). Sprinkle r system s is being tested and repaired at this time. We have 4 bids from lawn maintenance contractors.

SECRETARY REPORT :

  • Judie Sherrer reported that some our homeowners are not complying with the covenants regarding pets. Section 8, page 7 of the covenants states “Pets shall be under leash when walked or exercised in any unfenced area”. Several complaints were made to the board regarding this issue.
  • Stops signs and speed limits are not being adhered too. We ask residents to be aware that there are children at play in the neighborhood and obey the speed. Chris Wilson motion and David Tapia 2nd motion that we may have to inform law enforcement of these violations.
  • We encourage all residence to review the HOA Website on a regular basis for updates and current events.

COVENANT OFFICER : No report

PRESIDENT : Leroy Johnson

VICE PRESIDENT :

Leroy Johnson reported that GA.DOT cannot make a turning lane into our subdivision due to Federal Regulation on a four lane highway. Cutting of vacant lots will be mowed after June 1, 2011 when the new Lawn Care provider is selected and hired for Riverwalk.

ARCHITECTURE REPORT :

David Tapia reported two applications have been received and approved. Scott Methven motion and Cliff Foster 2nd motion.

SOCIAL COMMITTEE REPORT :

Bea Johnson reported on upcoming Summer Kick-Off Pool Party and BBQ schedule for June 4, 2011 from 4pm until. A motion to accept the report by Scott Methven and 2nd by Kelvin Jackson.

OLD BUSINESS:

  • Cutting of grass on vacant lots.

A Motion to extend the meeting 15 minutes made by Karen Sawyer and 2nd by David Tapia.

A Motion to keep voting open until Monday, May 16, 2011 made by David Tapia and 2nd by Kelvin Jackson.

NEW BUSINESS: Discussions

  • Beautification Day in June 2011.
  • Contract for landscaper voted on by board to be awarded starting June 1, 2011.
  • Summer youth jobs and hiring a part time police office to cut down on trouble at the pool on weekends.
  • Liens: the board is in process of placing liens on Vansalan properties. The board will be hiring an attorney for collection of dues owed to HOA by home owners and Vansalan including late and attorney fees.
  • There is one builder in our subdivision at the current time.

OPEN DISCUSSION :

These issues will be brought to the Board to address residents concerns.

  • Invite Mrs. Dixon (homeowners with the Rottweiler) to discuss her concerns from the meeting.
  • Beautification Day – Question: majority preferred to have beautification day be completed by the Lawn Care Contractor versus the residents.
  • Beautification of individual residents and have contest (example: best yard of the month with a sign posted to indicate that).
  • Larch Lane empty lot (that washed out when rain) – Lot belong to bank.
  • Lot 96 on Pecan Grove is in Foreclosure as of June 6, 2011.
  • Sidewalks in the community (Issue that needs to be address to Douglas County).
  • White line that divide street lanes (County issue).
  • Storms/Weather conditions – some residents are concerned they cannot hear Douglas County Sirens when there is a tornado watch/warning. Residents will need to contact Douglas County Commissioner, purchase an emergency radio and download applications on your phone to send you notification when severe weather conditions occur.
  • Can Remax sign be taken down at the front of subdivision? The board will notify Remax to come and remove the sign.
  • Brochures and materials was handed out regarding Douglas County new Library being build on Highway 5 South
