Riverwalk Community Watch
You may be getting a knock on your door soon (if you haven't already) as Team Captains for our Riverwalk Community Watch are going around to homes to introduce themselves to you and giving you information about the the Community Watch. These Team Captians are a network of Riverwalk residents committed to informing neighbors of suspicious activity in order to hel our commnity remain safe and secure by establishing a communication link through texts and photne calls. We currently have 12 Team Captains but are welcoming of more volunteers.

NEW POOL BRACELET DETAILS: 6-28-17
In order to ensure that only eligible lot owners of Riverwalk HOA and their guests are the ones enjoying the amenities, we are instituting a process that will help control the entry of un-authorized persons and the potential for abuses to our property. (For PDF VERSION - Click Here)
The Riverwalk HOA will issue bracelets to all HOA members in good standing and their immediate families to be worn when using the Riverwalk Pool Amenity.
New bracelets will be issued annually prior to the opening of the pool. The color of the bracelet will change each year.
HOA Members in good standing will be required to complete the pool registration form identifying immediate family members living in household. I.E spouse/significant other, school-aged children name and age.
All members and their immediate family must have the bracelet on them at all times while using the pool amenity. We encourage all members to challenge anyone who does not have a bracelet on them and advise them to leave the pool area, or they will be reported as trespassing.
If a person without a bracelet states they are a guest of a member, then the adult HOA Member (the owner of record for lot) must be present and identify them as their guest, in order to be allowed to remain, provided the number of guests per HOA Member is met.
Individuals who indicate they left their bracelet at home will be told to leave the pool amenity area and return home to get the bracelet and return.
Lost bracelets will be replaced with written notice to the board Vice President. A fee of $10.00 for first occurrence and $20 for second occurrence will be payable prior to issuing a new bracelet. No more than 2 bracelets will be replaced per pool season.
Wearing of 2017 Bracelets will be begin 7/1/17.
We will turn off all FOBS and reactivate them when we receive the signed Pool Registration Form and you have picked up your bracelets .
We will be available at the Clubhouse to pass out the Bracelets on June 28, 29 between 4:00 PM to 7:00 PM and June 30 th between 4:00 PM to 9:00 PM. Please bring your completed Pool Registration form as well as the signed acknowledgement of the 2017 Pool rules.

Pool Gate MUST be closed at all times!** (see below)
Unattended, solo swimming is prohibited
NO MORE THAN 4 GUESTS PER LOT AND THE LOT OWNER (owner of record) MUST BE PRESENT AT ALL TIMES WHEN GUESTS ARE AT POOL.
In the event you have a situation where additional guests are attending (out of town guests, family) a request must be submitted to the board.
Children 17 and under cannot use pool without their parent present.
Children 3 years old or younger, as well as any child who is not potty trained, MUST wear snug fitting plastic pants over a water proof swim diaper.
NO GLASS articles (beer bottles, glasses, soda bottles, etc.) are allowed in pool, pool area (inside fence) or Playground.
NO food, drink or wrappers shall be permitted within 10 feet of pools.
NO running or rough play allowed - please monitor your children!
NO spitting, spouting of water or blowing nose in pool
NO “CUT-OFFS” allowed
NO diving allowed
NO swimming during heavy rain or when thunder and lightning can be seen or heard. Report any violation to a board member.
The use of balls, frisbees, Corn hole game and bats, no matter what material they are made of, are NOT permitted inside the pool area. The pool area is for the enjoyment of all the members who deserve to come to our pool to swim, snorkel, read, etc., without the disruption these articles bring.
ID BRACELETS WILL BE WORN AT ALL TIMES WHILE IN POOL AREA. You may be asked to leave if you are not wearing.
Please be considerate of your neighbors and clean up after yourself when leaving pool area. There are several trash containers around the pool.
Please make sure all in your family are aware of these pool rules.
** POOL GATE MUST BE KEPT CLOSED ALL TIMES .
County pool inspectors do impromptu inspections during the season. If they find gate open and not secured, they will close pool down indefinitely.
All residents are asked to take responsibility to ensure the gate is closed at all times and please do not let anyone in who does not have their fob, even if they have a ID bracelet, as its probably due to being non-current on dues, or they may not be from our neighborhood.
The pool and all Riverwalk amenities are for the enjoyment of Riverwalk lot owners who have paid their dues in full. All key fobs have been activated for those members who are in good standing.

The Riverwalk Pool Will Remain Closed until Further Notice
6-10-17: We suspect that the pool restrooms were vandalized sometime during Friday afternoon or evening. The party or parties involved flushed a significant amount of toilet paper & other debris which caused the entire system to clog.
Some of the repairs have been made, but there are still additional actions that must take place before we can open the facility including a complete sterilization of both the men's and ladies room.
We ask that all residents stay away from the pool and playground area as the ground is open outside the pool fence.
We will be reviewing the camera tapes to try to determine which parties may have been responsible and decide whether law enforcement involvement is warranted.
Folks, the cost of repairing and cleaning this situation is significant. As a member of the association, it's important that everyone be involved in monitoring and reporting activities you deem suspicious.
We ask that you notify the board if you or anyone in your family has knowledge of who is responsible.
We will announce when the pool is open for use again.

The Procedures for Tree Removal are:
There have been several questions recently about what the process is for removing trees from a Riverwalk property. An application MUST be filled out and returned to the Architectural Control Committee for review prior to trees being removed:
- Any Live Tree over 6”in diameter measured from a point 2' above ground level is clearly marked.
- If numerous trees are to be removed, please mark the remaining trees in a different color.
- A detailed plan of plants and shrubbery you plan to add to any area visible from the street must be submitted with the application.

Riverwalk Pool Opening Friday, May 19
The HOA Board is planning to open the pool at 12 noon on Friday, May 19, 2017 as pre-opening requirements for the pool have been completed. The pool will remain closed until that time.
Due to software changes in our security system, many of our long time members will need to stop by and pick up a new fob.
If your key fob looks like the one on the right in the picture, then Beryl Sawyer will be at the pool/clubhouse Wednesday and Thursday, May 17 & 18 from 4:00 PM until 7:00 PM for members to pick up their new fob. After that time, you will need to call him at
for an appointment to pick up your fob.
If your key fob looks like the one on the left, you do NOT need to get a replacement.
Again, only those with the old type fob on the right in the photo will need to get a replacement. None of the fobs will work on the pool gate until Friday May 19, 2017 at 12 Noon.
2017 Annual Riverwalk Yard Sale May 13
The 2017 Annual Yard Sale will be Saturday, May 13 from 9:00am - 4:00pm. The permit number will be on our sign at the entrance to the subdivision. If you would like to participate, simply put a balloon on your mailbox indicating you are part of the yard sale.

Front Entrance Sign Repair Update
4/29/17 - - This week we finally reached an agreement with the parties involved in the removal and destruction of over half the letters in the Riverwalk sign. This has been a long drawn out ordeal complicated by dealing with law enforcement, the ages of those involved, and the number of individuals involved. During any investigation everyone has to be sensitive to what information is published. We thank you for your patience.
The good news is the order for replacement letters has been placed and we should know soon when the work can be completed. Even better news is the agreement should keep the HOA at zero cost for replacement of the letters.
Again, thank you for being patient and understanding during this process. We will update construction schedules when they are available.
Overnight Clubhouse Parking
Effective April 17, 2017, No Parking will be permitted in the Clubhouse Parking Lots from 12AM to 7AM. Cars parked in the Lots will be towed away and impounded at the owner's expense . Signs will be posted at the lots that provide violators with information to retrieve their vehicle. Written requests for a Temporary Parking permit must be submitted 48 hours in advance to the following HOA Board members for approval, Allison Tinsley firstname.lastname@example.org
The request must state:
- Lot owner name
- Date(s) requested for permit
- Make, Model, Color of Vehicle, Vehicle Owner's Name
- License Plate#
Riverwalk Entrance Sign Vandalism
Our Riverwalk entrance sign was vandalized, once again, on Saturday night (Feb 11, 2017). In this instance, the vandals took the letters with them. The Douglas County Sheriff's office was notified and a report has been filed. At this time, this is an active criminal investigation.
If anyone saw anything suspicious on Saturday night or has any information regarding this incident we ask that you please contact the Sheriff's office.
In the meantime, we are getting quotes to replace the stolen letters and fix our entrance. We estimate the cost per lot will be in the range of $80 - $100.

HOA Board Member Change...
7-16-16: The Riverwalk HOA Board has received and accepted Phil Sherer's resignation from the Board. Phil has accepted a position in New York City and he and his family will relocate there. The Board thanks Phil for his service as the Architectural and Covenants Compliance Director.

Today's Pool Closure
7-9-16: Today, the pool was unable to open until 1:30pm to allow for a special cleanup of the Women's Restroom due to human excrement all over the floor. PLEASE – remember – this is YOUR property! Treat it as if it were your home and make sure your guests abide by proper courtesy and respect of our property. BE AWARE: THE COUNTY WILL SHUT OUR POOL FOR LESS!!!
7-9-16: We discovered today that some of our newer residents who signed up online to receive emails, and a few longer time residents who signed up since our annual meeting, were somehow not fully placed into our system. Gail, our website administrator, has made some adjustments so this shouldn't happen again in the future. However, if you signed up for emails, and you did not receive today's "blast" about the pool, please feel free to drop her a note at firstname.lastname@example.org so she can double check that all is fixed.
The Pool is open for all members and their immediate families that are fully current with all HOA 2016 assessments.
We want everyone to enjoy the pool facility and help us keep your property in excellent working order. Please pick up your trash and lower umbrellas before you leave the pool area.

This year, we have contracted with Mr. Jordan Carter to serve as the Pool Attendant. He will be acting on behalf of the board of directors and has full authority to ensure that only those who are fully paid HOA Members are allowed access to the pool and adjoining facilities. He will also be monitoring all activities at the pool to ensure that everyone follows the Riverwalk HOA Pool rules, the Riverwalk Guest policy to ensure we keep people from outside of Riverwalk out of the pool.
Any violations will result in restriction of access and notification to the proper authority if needed.
The pool will open at 9:00 AM daily, and will close at 10:00 PM Sunday – Thursday, and close at 11:00 PM Friday and Saturday.
It is important that everyone realize that the pool entry gate must be closed after entry . In the event the gate is left or propped open for longer than 45 seconds an audible alarm will sound and remain on until the gate is fully closed. The event is automatically recorded in the logs and notifications to the proper authorities will be made.
Again, we hope you enjoy the facilities and wish you a safe and happy summer.
Update: Completion of Tennis Courts
5-15-16: We are pleased to let everyone know that that the security systems have been completed at the Tennis Courts. All Members who are current with their assessments can now access the tennis court using the same FOB that is used for the pool.
The FOB access is betwe e n 8:00 AM – 10:00 PM daily.
The Tennis courts, the walk way, along with all the neighborhood amenities (Clubhouse, Parking lots, Pool) now have 24 hour daily recorded video surveillance.
The gate to the Tennis courts must be closed after entry to the court, during play, and closed when leaving the court. Should the gate be left open more than 45 seconds, an audible alarm will sound and notifications to authorities will be made. Please help us avoid notifying the authorities in the event the gate is left open.

- The Tennis Courts are for Tennis Only!
- Proper Tennis shoes must be worn, No street shoes
- No food or glass containers – Leave Courts clean
- No smoking – No Pets
- No Bicycles, skateboards, skates, rollerblades or other such items
- Do not jump over or stand on nets
- Keep gate closed at all times
- Tennis Court Hours – 8:00 AM – 11:00 PM Daily
- Tennis Courts and Parking lot are under 24 hour recorded video surveillance
Reporting Street Light Outages
On numerous occasions the Board Members are advised about street lights that are not functioning. The street lights operated by Greystone Electric, are under Douglas County control and are paid as part of everyone's property taxes each year. The reporting of street light outages or problems can best be addressed by going to the website form below and reporting the outage directly to Greystone.

The Riverwalk HOA Board schedules regular board meetings at the club house the third Wednesday each month at 7:30 - 8:30 PM. They conduct normal board business and the general membership can and is encouraged to attend with any issues they may have. If you have an issue you would like addressed, they would appreciate knowing in advance about it so they can be prepared to address and resolve it.

A resident from Riverwalk Subdivision has set up a Facebook page for communication among neighborhood residents. While this is a great way for neighbors to "talk", please be aware that the email address associated with that Facebook page will not reach neighborhood board members, and the page itself is not a way to specifically ask questions or share comments meant for the board.

Stop Signs and Notes Taped to Them:
PLEASE DO NOT tape anything to our stop signs or their posts! We can and have been fined for it and will pass that fee on to anyone who is responsible. Previous signs by residents and have already damaged (removed paint from) a few of our signs. Please do not adhere anything on to the stop signs or their posts! Thank you for your cooperation!
Trash cans are supposed to be stored out-of-site from the road.
Low maintenance vinyl screens are available for $20 and up at Lowe's and or Home Depot.
